MEMPHIS GUIDE
Mold after water damage in Memphis
A wet July gives mold a head start. The fix is still the moisture source and the materials that stayed wet, not a fragrance.
The climate does not pause
Shelby County summers are hot and humid. Materials that stay wet can grow mold in a day or two, which is the timeframe CDC and EPA publications describe in general. Air conditioning helps only if it is running and the wet material is actually drying. A closed-up vacant house after a leak is the worst version. The summer drying guide explains why outdoor air and a single box fan fight the job.
Paint is not a remedy
EPA’s brief guide talks about fixing the water problem and removing porous materials that stayed wet and moldy. Painting a plaster stain the same weekend traps the story in the wall. This site will not give you a biocide recipe. Sewage contamination is a protective-equipment job. Small clean spills and larger wet assemblies are not the same decision, which is the point of the DIY or pro notes.
Ask for measurements
A serious drying scope says how moisture will be measured and how often. Ask what done looks like. Ask whether they want a separate mold assessor. Those are different invoices. Get both ideas in writing before demolition. Stains you cannot explain yet may be an older leak; the hidden water signs page lists the ordinary clues.
Chronic crawlspace odor
Some bungalows smell musty every August even without a new leak, because the crawlspace runs humid. A new leak on top of that still needs the leak fixed. Tell the company whether the smell is new. Do not seal vents because a video said so. If the odor is coming from under the floor, start with the crawlspace water guide before you pay to fog the living room.
QUICK ANSWERS
Mold questions
How soon can mold start after a Memphis leak?
Health agencies describe growth on materials that stay wet within about a day or two. Humid summer air does not add extra time. Drying and removing what stayed wet matters more than a scented spray.
Can I paint over a ceiling stain this weekend?
Paint hides the stain. It does not fix the water or the material that stayed wet. Find the source and ask what, if anything, has to come out before anyone coats the plaster.
Will the air conditioner dry the wall by itself?
Only if it is running and the wet material is actually able to dry. A closed vacant house with wet drywall is the slow version. Ask how moisture will be measured.
Are drying and a mold inspection the same invoice?
Not necessarily. Ask whether they want a separate mold assessor, and get both ideas in writing before demolition.
Why does a bungalow smell musty every summer?
Some crawlspaces run humid even without a new leak. Say whether the smell is new. A fresh leak still has to be fixed, and vents should not be sealed because a video recommended it.
